
The case for investing in UAE real estate just gained another data point. A new global investor survey released in June 2026 ranked the United Arab Emirates as the most sought-after property investment destination in the world, placing it ahead of long-established markets like the United States and the United Kingdom.
For anyone weighing where to position capital in the year ahead, this is a headline worth understanding properly, not just the number, but what sits behind it and what it signals about the direction of the Dubai property market.
The findings come from the UAE Property Investment Index, commissioned by developer Arada and conducted by US-based research firm Penta Group. The study surveyed 689 established property investors across 12 key international markets between 1 and 23 April 2026.
The standout result: 56% of global investors expressed serious interest in the UAE property market, the highest of any market measured. That placed the Emirates ahead of the United States (54%), the United Kingdom (41%), France (28%), and Spain (27%).
It is worth reading that ranking for what it is, a measure of investor interest and preference, rather than total transaction volume. But for a market that barely registered on global investor radars a decade ago, sitting at the top of the table alongside, and now ahead of, the world's deepest property markets is a meaningful shift in sentiment.
The survey pointed to a consistent set of reasons behind the UAE's appeal. They are worth understanding because they are structural, not seasonal.
Strong potential returns. Return potential was the single biggest driver globally, cited by 38% of investors. Dubai's combination of competitive rental yields and long-term capital appreciation continues to compare favourably against more mature, lower-yield Western markets.
Safety and stability. For many investors, particularly Chinese (65%) and German (58%) respondents, security and stability were the deciding factors. The UAE's regulatory framework, political stability, and transparent property laws have built one of the most trusted environments for property ownership in the region.
Ease of purchase and ownership. Roughly a third of investors (34%) cited how straightforward it is to buy and own property in the UAE, rising sharply among Saudi (57%) and Egyptian (41%) investors. Freehold ownership for foreign buyers, a digitised transaction process, and clear title registration all lower the barrier to entry.
Tax efficiency and lifestyle. The absence of property and capital gains tax on residential real estate, combined with long-term residency visa options tied to property investment, makes the UAE attractive both as a financial position and as a place to actually live.
One of the more revealing parts of the survey is the geography of interest. Demand is strongest among investors in nearby and high-growth markets:
European appetite is robust too. The UAE was the leading overseas choice for 63% of French investors, 60% of German investors, and 57% of Swiss investors. In other words, the interest is not concentrated in one region, it spans the Gulf, South Asia, and Western Europe alike.
Investor sentiment surveys are a leading indicator. When established investors, those with the income and assets to act, name a market as their top preference, capital tends to follow.
That momentum is being reinforced on the ground. The UAE continues to back its market with record infrastructure investment, including the Dubai Metro Gold Line, an expanding transport network, and major connectivity projects across the Emirates. Better infrastructure supports property value appreciation, particularly in master-planned and waterfront communities where new development is concentrated.
A separate forecast by Statista Market Insights projects the UAE real estate market to reach roughly AED 2.98 trillion (about $811 billion) by 2031, driven by population growth, foreign direct investment, and the country's pull as a business and lifestyle hub.
For investors, the takeaway is straightforward: the fundamentals that put the UAE at the top of this ranking, returns, stability, tax efficiency, and accessibility, are the same fundamentals that tend to sustain a market over time.
